How long does a roof replacement take?
What decides how long a roof replacement takes in Brisbane, from the first inspection to the final walk-through, and what can slow a job down.

"How long will it take?" is one of the first questions owners ask. The honest answer is that it depends on the roof. Here is what decides the timeframe, from the first inspection to the final walk-through.
The steps, start to finish
- Inspection. We look at the roof, the site and access, and measure up.
- Written quote. You get the scope and price in writing.
- Booking and materials. Once you accept, the job is booked and the Colorbond sheets, flashings and other materials are ordered.
- Removal. The old tiles or sheets come off and are taken away.
- Checks underneath. The battens and frame are checked, and anything that needs fixing is dealt with.
- The new roof. New sheets, flashings, ridges and valleys go on.
- Clean-up and walk-through. The site is cleaned up and you see the finished roof.
The part people notice most is the time the crew is on site, steps 4 to 7.
What decides the time on site
- Roof size and shape. A simple gable roof is quicker than one with many hips, valleys and different levels.
- Storeys and pitch. Two-storey homes and steep roofs take longer to work on safely.
- Access. Narrow side paths, steep blocks and limited room for a bin or deliveries add time.
- What is coming off. Concrete tiles are heavier to remove than old metal sheets.
- What is found underneath. Damaged battens or frame need fixing before the new roof goes on.
- Extras. New gutters, fascia, insulation, skylights or whirlybirds add to the job.
What can slow a job down
- Weather. Work stops in heavy rain or strong wind, which is common in Brisbane's storm season.
- Asbestos. Older fibre cement roofs that contain asbestos must be removed by a licensed removalist first. Our asbestos guide explains why.
- Solar panels. The panels come off and go back on, and a licensed electrician disconnects and reconnects the system. See solar panels and a roof replacement.
- Approvals. Some jobs need approvals before work can start.
How to plan
- Ask for an expected start date and an expected time on site when you accept the quote
- Allow a buffer around those dates for weather
- Mention solar panels, aerials and air conditioning at the inspection
- If you would like to be away for the noisiest days, read staying home during a roof replacement

Questions
How many days is the crew on site?
It depends on the size and shape of the roof, the number of storeys, access and the weather. Your written quote and booking should give you an expected timeframe for your home.
What slows a roof replacement down?
Rain and wind are the most common causes. Others are damaged battens or frame under the old roof, asbestos that needs licensed removal, and solar panels.
How soon can the work start after I accept the quote?
That depends on the booking calendar, material delivery and any approvals. Ask for an expected start date when you accept.
